Here's a distinction that matters more than most people realize: rent is the most you'll ever pay in a given month. A mortgage payment is the least. When you're renting at $2,000/month, that number is your ceiling. Predictable. Defined. A $2,000 mortgage payment is a starting point. Property taxes, insurance, maintenance, and the inevitable larger repairs consistently bring the true cost of ownership higher. The ability to carry rent at a certain number does not automatically translate to carrying a mortgage at the same number. They are not equivalent.
That said, buying a home remains one of the most reliable ways to build wealth over time. Equity, stability, appreciation, ownership has a great deal working in its favour, and I am a genuine advocate for the process when the conditions are right. The key word is when. Buying before the financial foundation is in place can cost more in the long run than renting ever would. The goal is to arrive at ownership well-prepared, not simply soon.
