You've likely heard it before: "Renting is just paying someone else's mortgage." There's an element of truth to it. But the full picture is more nuanced, and more generous, than that phrase allows for.

Here's a distinction that matters more than most people realize: rent is the most you'll ever pay in a given month. A mortgage payment is the least. When you're renting at $2,000/month, that number is your ceiling. Predictable. Defined. A $2,000 mortgage payment is a starting point. Property taxes, insurance, maintenance, and the inevitable larger repairs consistently bring the true cost of ownership higher. The ability to carry rent at a certain number does not automatically translate to carrying a mortgage at the same number. They are not equivalent.

That said, buying a home remains one of the most reliable ways to build wealth over time. Equity, stability, appreciation, ownership has a great deal working in its favour, and I am a genuine advocate for the process when the conditions are right. The key word is when. Buying before the financial foundation is in place can cost more in the long run than renting ever would. The goal is to arrive at ownership well-prepared, not simply soon.

Renting serves a real and legitimate purpose at different stages of life, and it deserves to be treated that way. It offers something ownership cannot always provide: flexibility. The opportunity to explore a new area before committing to it. To ease into shared living with a partner before making a significant financial decision together. To build a stronger down payment and buy with confidence when the time comes. To maintain stability during a period of transition. These are not compromises. They are considered choices.

The right decision is shaped by your finances, your life, and your timeline, not by a phrase overheard at a dinner party. Renting while you prepare for ownership is not a detour. For many people, it is the most strategic path to getting it right.
